Since its inception in 2010, Highgate Partners has maintained an internal discipline to acquire sub-institutional medical office buildings that are in the shadow of a hospital campus or in a major medical/retail corridor. Highgate targets buildings that are traditionally the low-cost provider in the specified medical corridor, are owned by unsophisticated investors, buildings that have rents significantly below market, and deals that are in need of a capital infusion. We pursue only those medical office opportunities that meet its rigorous investment thesis and business plan. Tenant financials, physician roster, location metrics and overall market are thoroughly reviewed and underwritten. Assets that do not generate required yields for our investors, or that will require financial engineering are not pursued.
Since its inception, Highgate Partners have acquired over 70 medical office buildings and one of the main reasons for their success is the ability of their two principals to quickly problem solve. Highgate Partners does not have a board of directors or an investment committee, so decisions are made in a matter of minutes or hours rather than days or weeks. Acquiring sub-institutional medical office buildings can present a wide range of challenges, but our success has been built on the ability to implement a defined investment strategy and execute on it.
